Do you require a Building or Planning Permit?
Before undertaking building work on your property it is important to know whether a Building Permit and Planning Permit is required. The Building Act 1993 and Building Regulation 2018 identify that all building work requires a building permit unless exempted by the Regulations.
Planning Permits
A Planning Permit may be required for your new home, renovation, extension, addition, shed or fence. The local council is responsible for issuing a Planning Permit and must be issued before you can obtain a Building Permit.
Planning permit applications submitted to council may need to include the proposed design, planning report, shadow diagrams and other relevant documentation. Contact your local council for more information.
Building Permit
A Building Permit is the document which certifies that the proposed building or scope of works complies with the Building Regulations. A Building Permit is a written approval from a private or municipal building surveyor and allows the building work to commence as per the approved plans, specifications and relevant documentation.
A Building Permit will list the mandatory inspection stages which must be caused with your assigned building surveyor to ensure the project is progressing as per the approved plans and documentation. Once all mandatory inspections are satisfactorily complete then a Certificate of Final Inspection or Occupancy Permit will be provided.
